How many properties do you manage?

Approximately 250

How long are your properties typically vacant?

It really depends on the type of property/condition/price range/time of year we are listing it. It is very uncommon for us to have a home sit vacant.

What are your income and screening requirements for applicants?

We require our tenants to have a gross monthly income of at least 2.5 times the rental amount. We do a full credit check, background check, and rental history check.

Do you already have an established set of maintenance folks for various issues, and do they generally provide you a decent deal for giving them business? Or do you mark-up maintenance and repairs?

We do have sub-contractors/maintenance technicians that we use regularly. I have come to the conclusion that in-house maintenance could be viewed as a conflict of interest, so we have opted to use sub-contractors instead and most of them give our owners a discount. We absolutely do not mark up any maintenance. If there is ever a deduction for a repair done on your property, you will be able to view the actual invoice from the vendor when you get your owner packet. This makes it very up-front and clear to see exactly what was done at your property.

Do you have any hidden stipulations if we need to cancel the management contract for some reason? If so, what are they?

No, if you are ever unhappy with our service, we will happily release you from the contract. If you are unhappy, we are probably unhappy too. 😊 The only stipulation we have, and it is explained on the management agreement, is if you decide to sell your property when there is a current and/or future lease signed on the property. We would ask that you pay the remainder of the management fees due to us for the remainder of those lease agreements.

We have had quite a few owners successfully sell their property when the current tenants lease is coming to an end and if you ever find yourself in that situation, we will do everything we can to help with the sale.

Are there fees when the property has no tenants?

None charged by us. You will probably have utilities for the property.

What miscellaneous fees could I be charged for the management of my property?

The only time Black Dog Properties would ever charge for something other than management fees, is if we purchase something for your property and are reimbursing ourselves for it. An example would be a gutter extension, smoke detector battery (which are usually the tenant’s responsibility), a garage remote, or something that we didn’t find it necessary to hire a sub-contractor to do. Again, if you are charged for something like this, you will always see a copy of the receipt with your owner statement.

What steps do you take to market properties?

The software we use, Appfolio, automatically posts your property to hundreds of websites. We post on Facebook, Homes.mil, and other social media outlets.

How often will I get updates on my portfolio?

You will receive an “Owner Packet” each month, but if you ever have questions, we can send all kinds of fun reports at any time.
